To complete the registration at the facility, it will be necessary to provide a valid identity document (passport, identity card). We always ensure the protection of personal data in accordance with privacy laws.

Check-in is available from 5:30 PM. After registering your personal details, the keys to your reserved room will be provided. The exact time will be determined with greater precision upon your kind communication regarding your arrival at the facility or any delays.

Check-out must be completed by 11:00 AM to ensure the cleaning procedures for the next stay and to terminate the guest’s use of all Villa services. For greater convenience, private check-in and check-out procedures are available. In case of delay in vacating the room and failure to communicate a request for late check-out, the cost of an additional night will be added to the total balance.

Luggage can be stored at the facility both before the check-in procedure and after check-out upon agreement with the reception.

It will be possible to extend the check-out to 1:30 PM or to 5:30 PM, with the option to continue using the facility’s services. Below are the service costs per person:
– Check-out at 1:30 PM: €90
– Check-out at 5:30 PM: €190

Management reserves the right to decline the late check-out request due to organizational needs. The intention to use this service must be communicated by the evening before the morning of check-out.

Each suite offers a unique experience with a breathtaking sea view, a private terrace equipped with a table and chairs, and direct access to the infinity pool. The rooms are equipped with all amenities, including air conditioning, TV with streaming services, Wi-Fi, safe, coffee machine, fridge, kettle, private bathroom with whirlpool tub, and hairdryer.

The maximum capacity of each room is specified in the room description. It is important to respect the maximum number of guests to ensure comfort and safety, and therefore, it is forbidden for non-staying third parties to remain inside the Villa.

It is raccomended not to leave any valuable items unattended in the common areas of the facility. It is the guest’s responsibility to ensure that doors and windows are properly closed before leaving the room. Villa Ripe Rosse disclaims all responsibility in case of loss, damage, and/or theft of unattended items and property. Furthermore, it assumes no responsibility for any damages to persons or property caused by guests, third parties, or that occur to guests and third parties.

The keys must be returned on the day of departure. If they are not returned at check-out, a penalty of €150 will be charged.

Any damage to the facility, rooms, or their furnishings, with responsibility ascertained to the guests, must be immediately reported and compensated.

In compliance with hygiene and safety rules and to address potential health issues of other guests, smoking at Villa Ripe Rosse is only allowed in designated outdoor areas. Additionally, it is not permitted to use cookers to prepare food in the rooms.

The prices indicated include accommodation in the room, as well as the use of the supplies within them, the bathroom and its accessories, the supply of linen (sheets, towels, pool towels), and the use of the pool and common areas. The beach club and extra services are to be defined and paid for upon reservation.

The price of the stay includes and guarantees daily cleaning of the room and bathroom. The change of linen, towels, and pool towels is scheduled every 3 days unless otherwise requested. Please leave the towels and towels to be changed on the floor. Responsible management of the use of toilet facilities is recommended, only toilet paper may be disposed of in the WC. An additional cost will be charged to the customer if there is a need for extraordinary cleaning of the premises or extraordinary change of linen due to guest negligence.

Upon confirmation of the booking, all necessary payment details will be provided, and a credit card will be requested as a guarantee for the stay. If you do not have a credit card, a deposit – via bank transfer – equal to 50% of the total cost of the stay will be requested from the guest. This deposit can be refunded at check-out or retained as a balance for accommodation and extra services used or as a penalty for any damage caused to the facility. However, the request for greater damage remains valid. It is recommended NOT to make the deposit before receiving confirmation of the availability of the requested period and confirmation of its exact amount.

The remaining amount for accommodation and extra services used will be settled at check-out, in cash or by credit card/debit card.

The deposit can be refunded in the event of cancellation of the reservation, ONLY up to the 7th day before the start of the stay. No refund will be made if the cancellation request is received later, or in the event of a no-show. No refund will be due even in the case of early departure compared to the agreed and confirmed period at the time of booking.

The tourist tax of the Municipality of Montecorice amounts to €1 per person per day for a maximum total of 7 days.

Unless differently arranged with the property, a minimum stay of two nights is required.

The breakfast is served every morning from 09:00 to 10:30 with a variety of tasty and healthy options, perfect for starting the day. Upon request, customizations are available to meet specific dietary needs.

The private beach reservation is not available for the summer season 2025. Access to the beach will be available next year, during the 2026 season. Enjoy the exclusivity of our private beach, complete with sun loungers, umbrellas, tables, stereo system, toilets with hot showers, and a walkway for direct access to the sea. For our guests, we provide equipment for food preparation: induction cooker and essential kitchen items including utensils, crockery, and condiments. Access is by reservation to ensure maximum privacy and incurs an additional fee. Both, beach access and water access, are guaranteed, including for people with motor disabilities, who will benefit from a reduced price.

Access to the beach and swimming is subject to compliance with current safety regulations, and there is no lifeguard service provided. The management disclaims any legal liability for improper or unauthorized use of the facility.

The beach can also be reserved by those not staying at the property, with a preference for Villa guests.
